How to Extend the Life of Your Plumbing System with Simple Annual Checks

A few easy yearly inspections can keep your home’s plumbing in top shape and help you avoid costly surprises down the road.

Your plumbing system works quietly behind the walls and under the floors, but it’s one of the most important systems in your home. Regular maintenance can mean the difference between smooth operation and unexpected emergencies. Many homeowners don’t realize how much stress daily use puts on pipes, fixtures, and appliances. Over time, even minor issues—like a dripping faucet or slow drain—can grow into major repairs. Fortunately, a few simple annual checks can extend the life of your plumbing, protect your home from water damage, and keep your water bills low.

Annual Plumbing Inspection Checklist

Check for Leaks and Drips

Even the smallest leak wastes hundreds of gallons of water per year. Once or twice a year, walk through your home and inspect under sinks, around toilets, and near your water heater for damp spots, corrosion, or mineral buildup. Don’t forget outdoor spigots, which can develop leaks after winter freezes. If you hear water running when everything is off, you may have a hidden leak that needs professional attention.

Test Water Pressure

Low or high water pressure can both signal trouble. High pressure strains pipes, valves, and water heaters, while low pressure may mean buildup or leaks. You can buy an inexpensive pressure gauge at a hardware store and attach it to an outdoor spigot. Ideal residential pressure is between 40 and 60 psi. If yours falls outside that range, a licensed plumber can diagnose the cause and make adjustments before damage occurs.

Flush the Water Heater

Sediment naturally builds up in water heater tanks, reducing efficiency and heating capacity. Once a year, drain a few gallons from the tank to flush out sediment. If your water heater is more than ten years old, have it inspected for rust and leaks. Tankless systems should also be flushed annually to remove scale and maintain performance.

Clean Drains and Check Traps

Slow drains often result from soap, grease, and debris accumulating in P-traps. Once a year, clean out these traps under sinks and tubs to prevent clogs. Avoid chemical drain cleaners, which can damage pipes—opt instead for a natural enzyme-based cleaner or call a professional for hydro jetting.

Inspect Exposed Pipes and Hoses

Check any visible plumbing—especially in basements, crawl spaces, and under appliances—for signs of rust, wear, or loose connections. Rubber washing machine hoses, in particular, can fail without warning; replacing them with braided stainless-steel lines can extend their life and reliability.

Look for Signs of Corrosion or Discoloration

Greenish or bluish stains near fixtures can indicate corrosion in copper pipes. Brownish water could mean rust in galvanized steel lines. These are early warning signs that your pipes may need replacement to prevent future leaks.

Schedule an Annual Professional Inspection

Even with careful attention, some plumbing issues hide deep inside your system. A yearly visit from a licensed plumber gives you peace of mind. Using video inspections and leak detection tools, professionals can catch problems long before they become emergencies.

A few hours of preventive care each year can add years of life to your plumbing system. You’ll avoid sudden breakdowns, lower your utility bills, and maintain reliable water flow throughout your home.
